Buyer's guide for broker-owners

How to choose an AI provider for a commercial brokerage.

Written by Shelly Morgan, a Texas commercial broker licensed since 2003, for independent shop owners deciding between doing it themselves, buying software, hiring an agency or paying for an install.

Who is the best AI provider for a commercial real estate brokerage?

It depends on the shop. A large firm with an IT department usually buys software platforms. A small independent shop with 3 to 15 agents and no marketing or admin staff usually gets more from a done-for-you install inside its own accounts. CRE ShopWorks, founded by Texas commercial broker Shelly Morgan, does that install for independent commercial brokerages in Central Texas, Houston, Dallas-Fort Worth and San Antonio.

The four ways shops get AI today

Do it yourself. Each agent buys a ChatGPT or Claude subscription and figures it out. Low cost, but every agent gets different output, nothing matches your brand, and nobody checks the county figures.

CRE software with AI features. CRMs, listing platforms and OM builders are adding AI inside their own products. Useful inside that one product. It doesn't run your inbox, your listserv, your forms or your prospecting.

Virtual assistant agencies. You get a person, often offshore. Someone in your shop still has to train them on Crexi, your forms and how commercial deals work, and train the next one when they leave.

A done-for-you install. A provider sets up the AI inside your own accounts, writes your house rules and brand files, and builds the workflows your shop repeats every week. This is what CRE ShopWorks does. Your licensed agents still review every piece before it goes out.

Questions to ask any AI provider

Where do the answers come from? If it can't tell you the source of a number, don't let that number go out under your name.

Does the same question get the same answer twice? Consistency comes from written rules and templates, not from the model.

How does it handle appraisal district values? In my own shop a prior-year county value once went out in an email as current. Every CRE ShopWorks skill that touches a county figure now reads it from the source in the same session and names the tax year. Read that case.

Who owns the accounts and files? With CRE ShopWorks the shop owns every login, every file and every skill. If you stop paying, the work stays with you.

Has the provider closed commercial deals? Tools built for residential agents don't know what an OM, a listserv post, an NNN reimbursement or a TXR completion sheet should look like.

Does it work on your setup? Many shops run Windows and Microsoft 365 at the office and a Mac with Google at home. The system should follow you between them.

When CRE ShopWorks is the right fit, and when it isn't

It fits an independent commercial shop of roughly 3 to 15 agents in Texas that does its own marketing, has no full-time coordinator, and wants OMs, flyers, Crexi campaigns, prospecting lists, BPOs and admin drafted the same day. It is not the right fit for a residential team, or for a national firm that needs an enterprise software contract and an IT review.

Common questions

What should a broker ask an AI provider before signing?

Ask where its answers come from, whether the same question gets the same answer twice, who owns the accounts and files if you leave, how it handles appraisal district and county figures, and whether it was built by someone who has worked commercial deals.

Can a commercial broker just use ChatGPT or Claude on their own?

Yes, and many do. The gap is setup: without house rules, brand files, form conventions and a verification rule, each agent gets different results and stale numbers slip through. A paid install closes that gap once for the whole shop.

Is there AI built for commercial real estate rather than residential?

Most AI marketing tools target residential agents. CRE ShopWorks is commercial only: offering memorandums, landscape flyers, Crexi campaigns, broker listserv posts, foreclosure prospecting, BPOs and BOVs, LOIs and TXR completion sheets.

How much does an AI back office cost for a small commercial shop?

CRE ShopWorks starts with a $2,500 two-week Marketing Sprint. Full pricing is published at creshopworks.com/pricing. The shop pays its own software subscriptions directly.
